Coastal Southern California Homes in Affluent ZIP Codes

Southern California homes in the coastal communities of Western Los Angeles are unsurprisingly part of the most affluent zip codes.  Gorgeous and pricey homes on the waterfront and with views of the Pacific Ocean take top dollar.  Areas of the coastline and Santa Monica Mountains draw wealthy buyers from across the globe to beaches and trails to heaven.  And then there is the SoCal charm.

Buyers moving here enjoy the character and can afford the high real estate prices.  And those prices have continued increasing in 2017, albeit not as dramatically as in recent years.  Low interest rates, easier borrowing, high-paying tech jobs, and other factors are driving those prices for Southern California homes in Los Angeles County.

Case in point.  How about the artful beach community of Venice Beach?  Following a recent surge in buyers willing to pay top dollar to reside in this small, unique village, Median Home Prices in Venice are approaching $2 million.  This is one of the most expensive areas in the nation.

Top Tier ZIPs Near the Ocean

Let’s look at sample demographics in the Top Tier cities near the ocean.

Pacific Palisades: ZIP Code 90272 is assigned to Pacific Palisades.  The Palisades is home to 23,632 residents and 9404 households.  The Median Household Income is $167,675.  The Median Net Worth is $500,000.

Santa Monica: ZIP Code 90402 is used in Santa Monica.  The population is 12,451 with 5364 households.  The Median Household Income is $136,938.  The Median Net Worth is $472,090.

Calabasas: Slightly inland behind Santa Monica, ZIP Code 91302. Calabasas is home to 27,711 residents and 10,023 households.  The Median Household Income is $137,135.  The Median Net Worth is $500,000.

Prices Up, Sales Down for Southern California Homes

Southern California HomesWith home prices up, why are sales down? It is getting increasingly difficult to afford Southern California homes or condos. Even with very low interest rates, the number of sales are down.  With home prices increasing steadily in the last several years, many buyers have snatched up homes in the lower price ranges. In July, Los Angeles home sales dropped 17.7%. This is being attributed to low inventories in modest price ranges and challenging affordability.

Housing Affordability

Another way to look at the equation:  Can people afford the monthly mortgage required to purchase coastal real estate.  The California Association of Realtors (CAR) released compelling information last month.  Working people do not make enough income to keep up with the rising prices.  It seems that homebuyers just don’t want to be house poor. The median sales price for a home in Los Angeles increased $23,340 year over year.

A CAR report in August 2016r raises eyebrows.  All six Southern California regions recorded lower affordability numbers. It is no surprise that real estate in the Los Angeles coastal areas and the San Mateo, Santa Cruz, and San Francisco counties register as least affordable with relation to income.
Looking at the Housing Affordability Index, Median Home Price, Monthly Payment including Taxes & Insurance, and Minimum Qualifying Income, we find these local stats:

  • Los Angeles Metro: 33, $470,330, $2305, $92,219
  • Los Angeles: 30, $480,040, $2353, $94,123
  • Orange County: 22, $742,220, $3638, $145,530
  • Santa Barbara: 20, $703,460, $3448, $137,930

Southern California HomesIn all of California, only 31 percent of home buyers could afford to purchase a median-priced ($516,220) existing single-family home.  This party would need an annual minimum income of $101,217.  The example is based on monthly payments of $2,530 on a 30-year fixed mortgage at 3.85 percent interest.  But 40 percent of buyers could afford a median-priced condo or townhome ($411,390) and its $2,017 monthly payment.  The minimum income required would be $80,663.

How You Can Improve Curb Appeal

  1. Clean.  Wash the driveway, house and garage, windows, and foliage.  Repair fencing and gates.
  2. Walkway.  Imagine the person strolling up the front walkway.  Create a meandering feel by varying the width and vegetation along the walk.  Repair or replace the walkway materials, concrete or stepping stones.  Consider putting in some curves or accents such as brick to play off the house trim.
  3. Lighting.  Check the light fixtures and light bulbs.  Are they in good repair or out of date?  Does the light glare or glow?
  4. Tips.  Pull elements of the home’s style and color into the landscape.  For example, Terra cotta pots may play off of the roof tiles.  Square pots may accent contemporary architecture.  Urns may play into arched windows.
  5. Trees.  Plant baby trees and bushes with enough space to grow to full size.  This includes allowing space between the tree and the house.   And choose trees with interesting branches instead of one big trunk.
  6. Decorations.  Carefully select doormats, fountains, benches and other ornamental pieces to be within one style or theme.  Match the mailbox and house numbers to the style.
  7. Garage doors.  These can make or break the curb appeal, especially for older homes.  Consider painting or replacing a plain Jane white garage door, but be sure to blend the style with the existing home design.

Boat Parade Celebrates 50 years of Marina Del Rey Waterfront

Set along the Marina Del Rey waterfront, the exciting 52nd Annual Holiday Boat Parade celebrated the community’s 50th birthday.  The event kicked off after dark with spectacular fireworks.  A procession of 75 boats of all shapes, sizes, and designs streamed through the waterways under clear skies.  The tradition started in 1962.

Marina Del Rey waterfrontModern 50-70 foot boats, powerboats, tall yachts, deep-sea fishing boats, sailboats, charter boats, powerboats, big hoist boats – you name it.  Each boat had a theme: Fantasy, My Suzy, Holiday Spirit, Any time his Party Time, Believe, Commercial Break, California Creole Mardi Gras, Blue Magic, Take the Cake among them.

The overall theme was Happy Birthday Marina del Rey and it was echoed on many of the watercraft.  Leon Kaplan of 790 KABC served as the Grand Marshall.  Entrance competed for prizes such as Best Lights, Best Music, Best Theme, and Most Creative.  The grand prize was a trip to Delray Florida, the sister city of Marina del Rey.

As seen from Burton Chase Park on the Marina del Rey waterfront, each numbered boat was identified by its array of lights.  With the invention of the LED lights, the Holiday Boat Parade has become brighter than ever.  Dripping lights, snowflakes, lighted candy canes and lollipops, and glow-stick lights blazed forth through the darkened evening.  Some boats posted underwater lights, too.

Marina Del Rey waterfrontBurton Chase was the Los Angeles supervisor instrumental in building the Marina Del Rey waterfront.  Chase obtained the legal sign off from then-President Eisenhower.  Marina Del Rey spans a mere 1.5 square miles.  It has more restaurants per city block than any other city in the nation except New York City.  Many restaurants feature dock & dine docks.

Today, Marina Del Rey is the largest small-craft harbor in the world.  The Marina Del Rey waterfront is being restructured to accommodate the larger boats that are so prevalent in the new millennium.  The project will reduce the number of boat slips from 6500 to 5300.

Folks from neighboring Venice Beach canals joined in the festivities with the Parade of rowboats, kayaks, paddle boards, and more. Santa hats, lots of music, singing, and whales and lobsters as well.  Even Jesus made an appearance.

A small coastal town of 12,000 residents, Playa Del Rey features spectacular sunsets and wonderful recreation.  It is beautiful, friendly, and safe. Hike, run, bike, swim, surf, boats, fish, or practice yoga to the sound of the waves.  Playa Del Rey sits immediately south of the harbors of Marina Del Rey.  From its perch high in the dunes are wide, mesmerizing views – from downtown Los Angeles to Malibu and into the deep blue waters.

Personality of Playa Del Rey

Even newcomers feel right at home in laid-back Playa Del Rey. Playa Del Rey is mostly residential.  Commercial areas add numerous interesting coffee shacks, beach boutiques, skate shops and seafood restaurants.  There are many places to hang out.  Most of the businesses are along Manchester Boulevard, Pershing Drive and Culver Boulevard.

Playa Del Rey is a historic community.  Developers first attempted to build a port in the 1870s; that dredging project eventually became the Playa Del Rey Lagoon, a regional park.  The community sports blue herons and other creatures at Ballona Creek Wildlife Reserve.  A tightly packed area known as The Jungle is nearby.

By 1928, the community started growing to accommodate the nearby new location for Loyola Marymount University.  Del Rey Hills subdivision added housing to the area.  As the Los Angeles international Airport grew, more of the community was forfeited to the City of Los Angeles.  They are home to the El Segundo blue butterfly.

The Los Angeles Unified School District operates several schools in the community, including a K-5 natural science magnet school.  Students may also be enrolled in Wiseburn School District.  There are also private and parochial schools.
